NDIS Home Modifications 2026–27: When Funded, Quotes and Assessments

Participant reviewing accessible housing and home modifications

NDIS Funding Guide · 2026–27

Home modifications are changes to a person's living environment that may remove a disability-related barrier to safety and independence. They are not automatically the same as ordinary home repairs or cleaning.

Checked 20 October 2026. Based on separately published official NDIA documents, not prices inferred from the main 96-page schedule.

The short answer

A home modification needs a disability-related purpose and appropriate plan funding. Structural changes often require professional assessment, suitable quotes, property permissions and evidence of value for money. Do not use a general therapy hourly code to invoice building works.

What types of modifications might be considered?

Depending on individual eligibility and evidence, examples may include accessible entry changes, a carefully assessed ramp, bathroom adaptations, doorway changes or other changes that improve essential access. A participant's request should describe the functional task that is difficult, the environmental barrier and why the particular modification is suitable.

Minor environmental aids and major building modifications involve different levels of assessment, cost and risk. An ordinary home renovation is not automatically a reasonable and necessary NDIS support.

Who needs to assess and approve the modification?

An appropriately qualified professional, commonly an occupational therapist, may need to assess functional need, safety and proposed options. For structural work, tradespeople should hold the relevant licence and follow building requirements. Landlord, body corporate or other property permissions may also be necessary. These are different from NDIS funding approval; having an OT report does not guarantee every quotation will be funded.

What do price limits and codes cover?

The September 2026 Pricing Schedule includes occupational therapist assessment time and some customised technology services, but not a simple universal construction price for every home modification. The current Support Catalogue and the participant's plan must be used to establish the proper purchasing code and any quote requirement.

The NDIA's pricing page still refers to the 2025–26 AT, home modifications and consumables code guide. It should be treated as a historical reference until the applicable current listing is confirmed, rather than publishing prior-year codes as if they were newly verified 2026–27 prices.

What should a quote and supporting evidence include?

Describe the barrier to be removed, relevant functional assessment findings, a scope of works, accessible design details, materials, required building approvals, contractor credentials, cost breakdown, expected timeline and maintenance. Compare alternatives and explain why the modification is more appropriate than a less expensive, equally effective option.

What is not a home modification support?

General painting, decoration, property investment upgrades, unrelated landscaping, cosmetic renovations and a landlord's ordinary obligations are not automatically NDIS supports. If the participant rents their home, check property owner consent and the longer-term suitability of the proposed modification before committing funds.

Common questions

Will an OT assessment automatically approve a bathroom renovation?

No. It is evidence for a funding decision; the NDIA and plan rules determine whether works are eligible.

Can a support worker's hourly code pay the builder?

No. Assessment time, direct support worker care and actual building works have different funding and invoice purposes.
