The short answer
Use MTA where a suitable permanent living arrangement has been identified or is being arranged, but an interim disability-related accommodation solution is required for an eligible transition. Record the anticipated destination and transition timeline.
What does this support actually cover?
Medium Term Accommodation (MTA) is transitional accommodation for a participant waiting to move into a longer-term home or arrangement, for example after hospital discharge. The schedule sets a generally up-to-90-day period.
Start with the activity or professional service the participant received, not the funding amount remaining in the plan. For each invoice, identify the specific aim of the support, where it took place, what the worker actually did and the appropriate item family. The schedule sets the maximum prices; it does not give blanket approval for every participant to purchase every listed service.
When can this item be used—and when can't it?
Situations it is intended for
Use MTA where a suitable permanent living arrangement has been identified or is being arranged, but an interim disability-related accommodation solution is required for an eligible transition. Record the anticipated destination and transition timeline.
Situations that require a different approach
MTA is not a substitute for permanent housing, ordinary living expenses or short-term respite. The daily accommodation item does not include the hours of hands-on support workers; these are claimed through their relevant labour items.
Who is allowed to deliver this support?
Accommodation may be supplied by a provider able to deliver a suitable safe transitional arrangement. Separate supports require appropriately skilled workers.
Worker qualifications, NDIS provider registration and permission to claim a particular item are related but different questions. Where a professional registration or a defined higher-intensity standard applies, verify the actual person delivering the work meets it. Employer classifications used to build a price limit do not replace professional practice rules.

The tables below reproduce the codes, billing units and national, remote and very remote maximum amounts for this pricing-table group from the supplied official schedule. Individual support item names distinguish service setting, worker level, activity and/or time of delivery. On narrow screens, each pricing row is displayed as a labelled card.

Travel, time-of-day, cancellation and extra costs
Travel time, vehicle running costs, parking and tolls are separate concepts. Not every item has a matching separate provider-travel code in this schedule. A provider should discuss potentially claimable travel in advance and check the current support catalogue, claim type and relevant NDIA guidance before invoicing it. The September 2026 schedule does not itself specify all non-labour travel codes and conditions.
Cancellation charges are not automatic. Check the service agreement and the currently applicable cancellation rules before claiming a cancelled session. Similarly, an extra charge cannot be inferred merely from a blank or differently worded line elsewhere in the schedule.
National rates generally apply in MM 1–5 locations; remote in MM 6; very remote in MM 7, taking account of the isolated-town modifications listed in Part 3. The service's physical location determines the applicable column. Some items may have no geographic loading.
A real-world example
A participant is ready to leave hospital but cannot occupy their approved home until essential modifications are completed. An eligible temporary accommodation arrangement can help bridge that documented period.
Units matter: this particular table uses day, week, month or each billing, rather than an ordinary hourly charge. Use the full unit definition in Part 4 of the schedule.
What documentation should be available?
Keep the discharge or transition plan, projected move date, accommodation invoices and evidence the stay is not being used as an ongoing rental arrangement.
Common questions
Does the highest listed price have to be charged?
No. The column shows a maximum payable for plan-managed and NDIA-managed supports, not a fixed fee. A lower rate can be agreed, and a participant's plan still needs to permit the support.
Can a different item with the same price be used instead?
No. Matching prices do not mean matching eligibility. The code must accurately identify what was delivered, the funding context, and any day, setting, profession or complexity requirements.
When should I ask for more evidence?
Ask whenever the claim includes a special qualification, higher intensity, non-standard time, remote loading, overnight support or an additional charge. An itemised invoice and clear service record make it easier to understand the basis of the charge.
