The short answer

NDIS price limits can change because of where the support is actually delivered. In the 2026–27 schedule, MM1–5 usually use national rates, MM6 remote rates and MM7 very remote rates, with a special list of towns reclassified for pricing.

How is the Modified Monash Model used in NDIS pricing?

Part 1 section 2.3 ties the maximum amount to the physical location where the support is delivered, not just the participant's home postcode or the provider's head office. The Modified Monash Model (MMM) describes MM1 major cities, MM2 regional centres, MM3 large rural towns, MM4 medium rural towns, MM5 small rural towns, MM6 remote communities and MM7 very remote communities.

Under the September 2026 schedule, national prices apply in MM1–5 areas unless a listed isolated town has been reclassified; remote in MM6 and very remote in MM7. Some item rows have no separate remote/very remote column, in which case do not create a loading.

Example: the same support in three different locations

Support National (MM1–5) Remote (MM6) Very remote (MM7)
Standard personal care weekday day 01_011_0107_1_1 $73.58/hour $103.01/hour $110.37/hour
Occupational therapy 15_617_0128_1_3 $193.99/hour $271.59/hour $290.99/hour
Plan management month 14_034_0127_8_3 $104.45/month $104.45/month $104.45/month

Plan management has the same listed maximum in all three location columns. Do not assume every kind of support receives the same percentage loading.

Which isolated towns are specifically reclassified?

Part 3 of the attached schedule lists places where the NDIA modifies the ordinary MMM classification. Examples reclassified as remote include Broken Hill (NSW), Hay (NSW), Emerald (QLD), Charters Towers (QLD), Roma (QLD), Geraldton locations (WA), Kalgoorlie locations (WA), Kambalda and Merredin. The specific suburbs/postcodes listed matter. Gunbalanya, NT 0822 is listed as reclassified very remote. The full listing is in Tables 58 and 59 on pages 89–90.

Do not automatically treat all nearby suburbs, towns or the whole postcode as identical if the schedule uses named locations and enclaves. Verify the exact site of service against the published list.

What about telehealth and a provider travelling from a city?

The schedule uses the location where the service is delivered to decide geographical amount. When services are delivered remotely by telehealth or where the clinician travels from another location, providers should clarify how the current pricing determination applies to that service's actual delivery location rather than assuming the participant's home address or the clinician's base alone decides.

Always document the service location and ask the participant's plan manager or the NDIA if a borderline classification is disputed.

Three questions to prevent an incorrect remote claim

What is the exact address or location where support occurred? Does the location meet MM6 or MM7 or the Part 3 reclassification? Does the exact support item actually list a higher remote or very remote amount? Answer these before applying a price from the remote column.

Common questions

Can I charge this just because a code appears in the schedule?

No. The support must meet the participant's disability-related need, applicable funding rules and the permitted claim type. The schedule tells you the price limits, not whether this individual participant can claim every listed item.

Are 2026–27 prices fixed for the whole year?

The schedule is effective 24 September 2026 but may be amended. Check the latest official version and the new claiming documents as they are published.
